Who are the developers of The Orchard?
The Orchard is managed by the PlumpJack Group, which handles all of its five-star services and amenities. Founded by Gavin Newsom, PlumpJack has many successful business enterprises, including renowned restaurants, wine shops and resorts throughout Northern California. The company's priorities include exceptional customer service and giving back to the community. Timbers Resorts has taken over the responsibility of real estate operations at The Orchard. How does ownership work at The Orchard?
The Orchard is a private residence club designed to provide Owners with the pleasures and benefits of owning a vacation home while eliminating the hassles. Each Owner at The Orchard buys an undivided, deeded interest in all of The Orchard's Cottages, land and common areas. Title is evidenced by a fee simple deed, which is recorded and guaranteed by a title insurance policy.
What are the benefits of owning a residential interest at The Orchard?
Ownership at The Orchard affords Owners all of the benefits of a world-class vacation property for a fraction of the price one would expect to pay. Purchasing a residential interest eliminates all of the hassles of owning a vacation home - such as upkeep and security - and allows your family to start vacationing immediately. And since there are only a limited number of residential interests available, you have the opportunity to use your vacation home as often as you like, subject only to space availability.
What services and amenities are available at The Orchard?
The Orchard affords Owners all of the five-star services and amenities of the 27-acre Carneros Inn resort property. A dedicated Concierge staff is on-hand for all needs, from pre-arrival through departure. Owners will have preferred access to the property's three restaurants and the award-winning Spa, which offers a variety of signature treatments inspired by local ingredients. There are pools, delightful walking paths, a state-of-the-art Fitness Center, a private Owners' Lounge and abundant activities available on the property and throughout the region.
How many residences are at The Orchard?
There are 17 luxury Cottages at The Orchard. Each is a two-bedroom, two-bath delight with incredible indoor/outdoor spaces abounding in unpretentious style, contemporary décor and the highest levels of quality and comfort. Each of the 17 Cottages at The Orchard is available for purchase in 1/10 residential interests. This maximum of 170 residential interests ensures that The Orchard will remain an intimate, private community.
How often can Owners use the property?
Owners at The Orchard can use the property as often as they wish, based on availability. The Orchard Use Plan has been specifically designed for the property and is intended to accommodate Owners who prefer to plan ahead for longer vacations as well as those who enjoy a more impromptu vacation schedule. Owners can book as many as 21 days a year well in advance on a Planned Vacation basis. After all Planned Vacations are reserved in each respective season, Owners can stay at the resort for unlimited, additional vacations subject to the reservation policies on a space-available basis.
Will I always stay in the same Cottage?
Not necessarily. Owners have equal access to all 17 Cottages. Requests for specific Cottages will be granted whenever possible.
Can I use more than one Cottage at a time?
Yes. Ownership at The Orchard allows you to utilize more than one Cottage at a time. An Owner needs only to comply with the reservation procedures to accomplish booking additional Cottages for the same week. The only fees incurred for additional residences are housekeeping and incidental charges.
What happens if the number of Owners requesting to stay at The Orchard during a particular period exceeds the number of Cottages available?
The Orchard's reservation procedures ensure completely fair and equitable allocation when demand for Cottages exceeds supply. All Owners will have the same number of guaranteed vacation weeks during times of peak use.
Do Owners pay annual assessments at The Orchard?
Yes. In keeping with The Orchard's goal of providing ownership to hassle-free, maintenance-free real estate, the club's staff will handle all the details of maintaining the club and its Cottages. On behalf of the HOA, the club's professional management team will collect annual dues from Owners and then manage payment of all utilities, insurance, staff salaries, supplies, materials, maintenance, trash removal and accounting fees. A portion of the annual dues also goes toward contributing to a capital reserve fund for future repairs and replacement needs.
Can a residential interest at The Orchard be resold?
Yes. Like any other form of real estate, an undivided, deeded interest in The Orchard can be sold or transferred.
What happens if my schedule changes and I cannot use weeks I reserved?
Flexibility to alter your vacation plans throughout the year to fit your ever-changing, busy lifestyle is one of the most exciting elements of residential interest ownership. If you are unable to use your planned weeks, you may simply cancel a booked vacation and reschedule it. Or, you can always send family or friends in your absence. Additionally, there will be the opportunity for you to trade vacation weeks for time at other exciting Timbers Collection properties around the world through the Timbers Reciprocity Program.
What is the Timbers Reciprocity Program?
The Timbers Reciprocity Program (TRP) is a simple online reciprocity system that allows Owners at Timbers Collection properties the ability to trade vacation weeks at their home property for vacation weeks at other destinations within the Timbers Collection. Current properties in the Timbers Collection include One Steamboat Place in Steamboat Springs, Colorado; The Preserve at Botany Bay on St. Thomas in the U.S.V.I.; Castello di Casole in Tuscany, Italy; The Rocks Luxury Residence Club in Scottsdale, Arizona; Esperanza Resort in Cabo San Lucas, Mexico; and The Timbers Club in Snowmass, Colorado.
